Baird’s Home Buying 4-Stage Process

 

We’re talking about the home buying process today. 

It can be a stressful process, but rest assured because when you buy with Baird Homes, you’re working with a company that has been in business for over 75 years. 

Over those 75 years, we’ve sold single section homes, multi section homes and modular. Suffice it to say we’ve worked out some kinks in the home buying process and we can get you from the sales lot to dream home living.

Here are the 4 stages of the home buying process!

Stage 1: Prep 

Write down everything you need in your ideal home to fit your lifestyle.

Ask yourself questions like:

  • How many bedrooms and bathrooms do I need?
  • Do I want a formal dining room?
  • Will I need a bathtub for my kids?
  • How do I feel about an open floor plan?

After you’ve asked yourself the important questions and you have your wishlist, map out your budget. 

Once you have your wishlist and budget intact, visit a sales center where you can walk-through some options and speak to a home consultant about your needs!

Baird’s ultimate goal is to help you find a home that checks all your wishlist boxes while remaining within your budget.

Stage 2: Purchase

The fun part is next, choosing your home!

But keep the following points in mind:

  • If you choose a home that is on display, you shorten your timeframe to have it delivered and set up. 
  • If you order a custom home, it extends the delivery and installation time. 

Either way, do what’s best for you long-term! 

Customers often ask about timeframes, and that depends on manufacturers and how busy the build teams are. 

Be sure to ask your home consultant about current timeframe expectations.

Let’s talk financing

There are many financing options available to you, you just have to decide which one suits you the best.

A few of the loans we work with are:

  • Conventional Chattel (which is a home only loan)
  • Residential Mortgages
  • Government Backed Loans (Including FHA, USDA, and VA options) 

We suggest you speak with a loan officer to see which loan fits your needs.

What your purchase includes: 

This may look different depending on where you buy from. 

When you purchase a home from Baird Homes, we include the following in our pricing:

  • Foundation system suited to your home (keep in mind that if your lot needs extensive work to prepare for the foundation, there may be additional costs)
  • Water and sewer connections
  • External entry stairs
  • Central air and heating

We do our best to provide accurate estimations, but it’s important to understand that no two home sites are the same.

To avoid surprise construction costs Baird sends a representative to conduct a site evaluation prior to the purchase of your home.

Custom options to add to your contract! 

Examples of custom options include but are not limited to: 

  • Driveways
  • Home additions
  • Trenching of water and sewer lines
  • Electrical connection
  • Guttering.

Stage 3: Onsite Construction & Delivery

Now that you’ve purchased the right home for you, let’s talk about onsite construction and delivery!

This includes things like your foundation and improvements itemized on the purchase agreement. 

There are several factors that impact the time frame of onsite construction including weather, land topography, and location of your property. 

Once construction is completed and your home is ready, your home will be delivered. 

Your home is transported to your property and installed on the foundation. 

Then final finishes are completed, including but not limited to, interior trim, drywall, flooring, and AC installation, to name a few. 

Stage 4: Final Inspection and Finishes

After the connection of power and finishing touches have been made on your home, a Baird Homes representative will visit your home to complete a final inspection with you.

This point in the process is where notes will be made of any problems or concerns that may have happened during the delivery and set process. 

Following this final inspection, we pass the keys over to you! 

In addition to this final inspection, we ask our customers to spend up to 30 days living in the home and document any concerns found while occupying the home. 

Baird’s consultants work directly with our home manufacturers to address our customers’ concerns during this timeframe. 

In-home warranty services will be scheduled with home manufacturers accordingly.
