Modular homes are the affordable custom home

If you’re thinking about building a custom home, take a step back and look at the benefits a modular home can offer.

They’re a more affordable alternative to site-built homes and can give you all the benefits of a custom-built home at a fraction of the price.

The major benefit is that modular homes are built in sections, inside in a factory where they are protected from the weather.

The individual sections are constructed as they move through the facility where they are ultimately checked and inspected by the company’s quality control.

The approved home is then waterproofed and transported to your desired location.

At this point, the sections are installed on the foundation or basement, and professionally finished to your specifications.

Some customizations may be available per the individual manufacturer’s guidelines.

Modular Homes 101

There are often misconceptions about prefabricated construction. While there are large similarities, the differences are undeniable.

Here are just a few key points when it comes to modular and manufactured homes:

  • Manufactured homes are attached to a fixed steel frame and chassis. Construction is primarily finished in the factory – including flooring, appliances, countertops, etc.
  • Modular and manufactured homes are both created by creating contemporary architectural designs by use of a CAD program, breaking the construction into unique floor plans. These sections are then manufactured according to HUD for manufactured or the individual State’s building codes for modular homes. The sections are then transported to the desired location to be permanently installed.
  • Modular homes are lifted by use of a crane or rolled onto the foundation, whereas manufactured homes are mostly spotted into place by transport or translift.
  • Modular homes can be available in a wide range of “completeness.” Many buyers will order modulars that are almost complete including flooring, built-ins, appliances, etc., making it as simple as bringing their suitcase and settling in.

How Modular Homes Can Save You Money

Like stated above, one of the major benefits of modular construction is that the individual sections are constructed inside a factory.

This immediately minimizes weather delays, and because the facilities have supplies on hand, unless there is a custom component, materials are typically available, making construction ongoing.

With all that said, fewer weather and supply delays means less time wasted on the construction of your home. Less time also means less money out of your pocket.

Extensive Warranty

Most site-built homes carry a one-year warranty. Many homes leave the factory with a two or more-year warranty, giving the homebuyers added protection and peace of mind.

If you’d like to know more about modular home construction, there is a trade association called the Modular Home Builders Association (MHBA).

Less Waste & Environmentally Friendly

As we strive to live more environmentally friendly lives, another major advantage of modular homes is they are much easier on the environment than site-built homes.

The building process creates much less waste than traditional construction.

In the factory, wood cut-offs are used in the construction of other houses instead of ending up in the landfill.

Another great element is that extra or scrap wire and drywall are recycled.

Modular homes are not only more efficiently built, they are typically more energy-efficient.

Because they are built in a factory setting, the materials are stored in a controlled environment, virtually eliminating the risk of mold, mildew, rust and sun damage. All of which are often traced back to respiratory and other issues down the road.
